Property Management Property Management, helping maximize the return on your investment. Through efficient performance of the following functional areas of responsibility, we act in the best interests of the you- 'the owner' to maintain the property, keep it occupied with tenants, collect rents and maintain records. Tenant and Occupancy- Understanding the needs of the tenants is important. Getting them to move in is only the beginning. As property managers, we respond to their requests, monitor lease requirements, collect rent in a timely manner, and continually assess the tenants' satisfaction as regards the property's amenities versus those of competing rental properties in the area. The unwelcomed task of eviction for violations or non-payment is part of this function also. A property can be nicely designed and in a desired area, but it will not be a profitable rental property if tenants aren't managed properly and occupancy maintained at a high level. When tenants are not happy, they vacate at the end of their leases, or even sometimes before. Not only does this reduce income due to unpaid rents, it also increases costs to replace the lost tenants. Effective tenant management involves: - good rent collection practices;
- responsive handling of repairs and maintenance;
- consistent and fair enforcement of regulations; and
- regular and informative communication with tenants
Facility Management- Physical management of the structures and outdoor areas. Landscaping, electrical, plumbing, roof, walls, appliances, and much more are all part of the physical property. We maintain relationships with repair companies and monitor the quality of all repairs and maintenance. This function ties in with tenant and occupancy management because it is important for tenant retention to have well-maintained properties. Our commitment to you- From the moment your keys are available to you, and especially if you will be among the majority of property owners who will be away from their homes for much of the time, it makes sense to employ a property management company for management and maintenance.
